Good property research is not about finding one impressive statistic or following a list of so-called hot suburbs. We look at the bigger picture first, then assess whether the individual property actually suits you.
For investors, that can mean looking at the local economy, employment, population trends, housing supply, building approvals, vacancy rates, rental demand, owner-occupier demand, infrastructure and future resale appeal.
At property level, we look at the street, land, property type, condition, layout, comparable sales, rental appeal, planning considerations and risks such as flood or bushfire exposure where relevant.
The data helps us ask better questions. It does not replace judgement.
