Our investor service may suit you if you are buying your first investment property, adding to an existing portfolio, purchasing interstate, short on time, unsure which market to consider or simply want an experienced person to assess the property before you commit.

Every investor has different circumstances. We begin by understanding what you are trying to achieve rather than starting with a predetermined suburb or property.

What the service can include

Depending on the service you choose, we can assist with the initial strategy discussion, development of the property brief, market and location research, property sourcing, agent communication, inspections, comparable sales, rental appraisal review, due diligence, negotiation, auction bidding and support through to settlement.

We can also coordinate with your broker, conveyancer, building inspector, property manager and other professionals as required.

How we assess a market

A market should not be selected because of one good data point. We look at a combination of factors to understand the strength of demand, the level of supply and the risks that may affect future performance.

That can include local employment and economic diversity, population and household growth, housing supply, building approvals, vacancy rates, rental demand, owner-occupier demand, infrastructure, transport, education, healthcare, affordability and the depth of the local resale market.

The aim is to understand why people want to live in an area, how much new housing is likely to compete with existing stock and whether the property will appeal to future buyers as well as tenants.

How we assess the property

Even in a strong market, the wrong property can still be a poor purchase. We assess the individual asset as well as the location.

That may include the street and immediate position, property type, land size and shape, condition, layout, parking, natural light, noise, nearby properties, maintenance requirements, rental appeal, comparable sales, estimated market value, planning controls, overlays, flood or bushfire exposure, insurance considerations and future resale appeal.

Due diligence

Before a purchase is recommended, the relevant checks need to be completed. We help identify what needs to be investigated and coordinate the process with the appropriate professionals.

Depending on the property, this can include comparable sales, contract review by your conveyancer or solicitor, building and pest inspections, strata information, rental appraisals, planning and overlay checks, flood and bushfire information, insurance enquiries and feedback from local property managers.

Legal, tax, finance and building advice should always come from the appropriately qualified professional. Our role is to bring the information together and make sure the property is assessed as a whole.

We are prepared to walk away

Our job is not to convince you to buy the next property that becomes available. We may recommend walking away if the price is too high, the property does not suit the brief, the due diligence raises concerns, the rental or resale appeal is weak or the purchase relies too heavily on speculative future growth.

Sometimes the best property decision is choosing not to buy.

Buying interstate

Buying interstate can open up more options, but it also makes local knowledge and due diligence more important. We assist clients purchasing across Australia and coordinate the process so you are not relying only on online listings and agent commentary.

This can include market research, local agent communication, inspections, rental appraisals, building and pest inspections, local conveyancing support, property management feedback, comparable sales analysis and negotiation.
